Foreburg, The Hague (Den Haag) - Holland

The “Foreburg” building, built in 1990 on the outskirts of the Hague, Netherlands, is a multifunctional complex consisting of two office buildings, a theatre, apartments and a car park.

Increased awareness of indoor climate
The internal heat load in office buildings has increased drastically over the last decade due to the growing use of computers and other electrical office equipment.
 
Also the demand on the indoor climate in office buildings has increased substantially. These factors led to a strong demand for cooling from the occupants of the building.
 
High degree of simplicity, flexibility and a minimum of inconvenience
T.I.B.N. got the contract for installing the chilled water system. The owner attached great importance to simplicity of operation, flexibility of the system and a minimum of inconvenience for the occupants.

The renovation was completed at the end of 2004. The system was a chiller on the roof and plastic tubing for the added advantage of easy installation. Every floor was fitted with induction units.

Special attention was paid to the control and balancing of the system. Manual balancing valves could not be used as commissioning of manual balancing valves can only be done after the entire installation has been completed and the load on the system is 100%.
 
This would imply that the system could only be fully functional when the installation was completed – which would cause a lot of additional inconvenience for the occupants.
 
Another problem was that certain parts of the installation could be temporarily out of use and this would disturb the hydronic balance in the system
 
Solution – Installation of 700 Danfoss AB-QM flow limiters, 700 Danfoss TWA thermal actuators and 300 Danfoss room thermostats – RET 230
 
When using Danfoss AB-QM flow limiters, shutting down one part of the installation will have absolutely no effect on the rest of the system. Another major advantage is that the AB-QM can be set to the right flow without the need for full load or even water in the system, and thus the installation could be built room by room.

In addition, this type of installation was both cost- and time-saving. Instead of mounting 2 valves, a control and a balancing valve, only one Danfoss AB-QM was needed.

This way it was possible to install the cooling system at minimal inconveniences for the users and with comparatively low costs.

The Danfoss RET 230 room thermostat was chosen for controlling the induction units - hereby enabling easy options for temporarily switching of the cooling when the office space is not occupied. By combining the RET 230 with the Danfoss TWA-Z 230 Volt thermal actuator, temperature control was efficiently realised.

Same system for the 2nd office building
Thanks to the positive experiences from the Danfoss solution, similar Danfoss products will be used for the renovation of the second office building.
